Gable end conservatory roof replacement that keeps the glass triangle

Tall ceilings and a glazed triangle facing the garden are what people love about a gable end. We keep both. Only the two sloping sides of the roof change, swapped for 75 mm insulated panels.

What changes and what stays

Think of a gable end as a small barn roof on a rectangular room. Two pitched slopes climb from the gutters on each side to a ridge that runs straight out from the house. There is no hipped slope at the front. Instead, an upright triangle of glazed frames fills the space beneath the end of the ridge.

With no hips at the front, nearly every bay is a simple rectangle, which makes a gable easier to panel than an Edwardian or a Victorian. And because the glazed triangle faces the garden, daylight still reaches deep into the room after the slopes are insulated. That is why this shape takes so well to a solid roof.

Summer heat under a gable

Many gable ends were built facing south or west down the garden, which puts them among the hottest conservatories we are called out to. Once the slopes are panelled, direct sun only enters through the gable glass and any roof lights you choose, rather than across the entire roof. Winter heat in a tall room

A high ceiling is lovely, but warm air climbs into it and leaks out through a thin roof. On a 20 m² gable of 16 mm polycarbonate, with 20°C inside on a 0°C night, about 920 W escapes. Under our 75 mm panels that falls to about 172 W. You keep the full height of the room, and the warmth stays down where you sit instead of collecting under a cold roof.

Sizes, pitch and price

Gable ends tend to be bigger than average. The ones we survey often range from about 3.5 m square up to a floor of 5 m deep and 4 m wide. Their pitch is usually sharper than on other styles, which is what gives the room its height, and it also makes the roof area larger than the floor by a quarter or more. A 4 m by 3.5 m room can easily carry somewhere from 17 to 20 m² of panelled slope.

Compared with a lean-to of equal roof area, expect to pay about 12 percent more. Safe working on a steeper pitch is slower, and every verge trim is cut to suit that particular gable. Fitting days and access

A small gable can be finished in a single day; the medium sized ones that make up most of our gable work take 1 to 2 days. We strip and refit a single slope before touching the other, so half the room always has a roof over it. Most single storey gables are done without scaffold. Where a roof is especially tall or steep we may bring a tower or roof ladders, and the cost of those is already inside your fixed quote.

Points we check at survey

The top of the gable frame

The front end of the ridge rests on the top of the gable frame. If that frame is bowed or loose, the movement would show along the new verge trim, so we confirm it is straight and solid. The wider list of frame checks is in our guide to whether a conservatory frame is strong enough for panels.

Working at a steep angle

Steep slopes give a fitter less footing, so at survey we plan how we will reach every part of the roof. That planning and the extra time are part of the 12 percent difference against a lean-to.

Misted gable units

If any sealed units in the gable have misted between the panes, we will point it out. The gable sits outside the roof conversion, so we leave it alone unless you ask us to look at it as a separate job.

Gutters that overflow

Rain runs off a steep gable fast, so in a downpour the side gutters receive a lot of water in a few minutes. If yours spill over today, adding new gutters and fascia for £295 makes sense while everything at the eaves is exposed. The outlets and downpipes get checked on the same visit.

Do you need roof lights?

Planning permission

Because the footprint and height of the conservatory are unchanged, planning permission is not normally required. If your home is listed or inside a conservation area, ask the council before work starts.

Questions people ask

Will I lose the glass triangle at the front?

No. We only panel the two pitched slopes. The upright gable glazing remains, and a new verge trim seals the line where the panels meet it.

What makes a gable end cost more than a lean-to?

A steep pitch is slower to work on safely, and each verge trim is made to measure for its gable. On equal roof area that adds about 12 percent over a lean-to.

Does a gable end lose its tall ceiling with a solid roof?

No. The panels sit on your existing bars, so the height and shape of the ceiling are unchanged. The white underside of the panels keeps the high space bright.

Is a roof light needed on a gable end?

Often it is not. The glazed gable brings in a lot of daylight, so many owners leave roof lights out or add a single one close to the house wall.
