Selling your home with a new conservatory roof: documents, surveys and timing

Expect the buyer's conveyancer and surveyor to ask three things about the conservatory: what the roof is built from, the date it went on and whether any guarantee moves to them. File the 10 year insurance backed guarantee alongside your written quote, be truthful on the seller's property forms, and leave 3 to 5 weeks between survey and fitting if a listing is close.

Put the documents in one folder on fitting day

We see the same pattern every year at Eco Tech. The roof itself is never the hold-up in a sale; the missing papers are. Conveyancers and surveyors want to know about alterations made to the property, and hunting for a guarantee during a chain is stressful.

When your roof is finished, put two things together: the guarantee paperwork and our written quote. The quote records the fitting date, the panel build and the U-value of about 0.43 W/m²K. With both in one place, you can answer nearly every roof question a buyer's team raises.

Take a photo or scan of each document and store the files in your email or cloud drive. A conveyancer will usually ask for digital copies, and paper has a habit of vanishing in removal boxes.

The seller's property information form includes a section on works done during your ownership. List the roof. A short honest entry now saves awkward questions after exchange.

Regulations and planning before the work starts

Swapping a clear roof for a solid insulated one takes away the building regulations exemption that most conservatories enjoy, so building regulations may apply. Planning permission is a different matter and is rarely needed. The footprint and height of the conservatory stay the same, so the work normally counts as permitted development. Ask the council first if the house is listed, sits in a conservation area, a national park or a National Landscape, or has lost its permitted development rights. How a surveyor judges the conservatory

Surveyors write down the type of roof, then look for trouble. Tide marks and stains on the inside suggest leaks or condensation. They sight along the ring beam and the roof bars for any dip, check that external quality doors still divide the conservatory from the house, and record whether radiators from the main heating have been run into it.

An old polycarbonate roof tends to earn a comment about age and wear, sometimes with advice to set money aside for a new one. A panel roof that shows no movement normally gets a brief, tidy line. Why buyers notice the roof at all

A conservatory reads to a buyer as one of two things: a bonus room or a future bill. Yellowed polycarbonate that drips in winter and drums in the rain usually lands in the survey as a cost to plan for. A recent insulated roof removes that line, as long as you can show the paperwork that goes with it.

Telling your insurer

Let your home insurer know once the new roof is on. A solid roof can alter how the house is described and what it would cost to rebuild, which are both things insurers price on. Most companies handle it with a quick call or an online form. The insurer your buyer chooses will ask about construction too, so keep the panel details handy.

Passing on the guarantee

Fitting the roof before you list

Work back from the date you want the photographer in. Our lead time is usually 3 to 5 weeks after the survey. On the day, a small lean-to or Edwardian roof is normally done in one day, a medium roof takes 1 to 2 days and a large or P-shaped roof takes 2 to 3 days.

Will the new roof raise the sale price?
